Southern Design and Construction came into the making in 2022. This team came into partnership bringing a combined 40 years of building experience, construction knowledge, and business sense. The Ables Family, the Ivy Brothers, and Nathan Day all came into partnership wanting to develop large areas of land in the East Texas area. With the skillsets and knowledge as a foundation they have created the custom-building company that they were looking to curate.
The Ables have started, owned, and operated several businesses in the Kilgore area. The Ivy’s currently run and operate over a dozen companies at this present time. Nathan Day previously ran a company for over ten years before joining this team. All of our owners were raised primarily in East Texas and have more than a slight appreciation for the area. All outdoorsmen, hunters and creators, this team has loved planting further roots into the area.
SDC has new construction, quality designed and built homes in East Texas. We service East Texas and the surrounding areas with homes to suit. We build our own home designs, as well as custom builds. We look forward to further developing community connections and relations.
We use 2×6 exterior walls so that you receive a better R rating. r-21 rating opposed to r-15 for better energy efficiency and more sound dampening attributes. We prefer not to foam exterior walls if possible due to the sponge like attributes if there is ever a leak. We use r-38 blown in fiberglass for all attics above conditioned space.
We frame all houses with 2×6 exterior walls on 24 inch centers so we can exceed all energy standards. Using structural beams as needed for certain spans to ensure that structural load is carried to the slab. Bolting all exterior walls to the concrete with ½ J bolts, joist hangers and hurricane ties on all builds. We apply ice and water shield to all valleys and vertical walls protruding through and above the roof decking.
Using 3500 PSI or greater for all foundations with a minimum of 12X18 footers with #5 rebar in the beams and #3 rebar in the field. Foundation beams are under all exterior walls and all load bearing walls throughout house. We use Termidor to pre-treat all foundations prior to pouring. We work closely with our concrete contractor to insure the best job possible. We are on concrete pours even if they are at 3 am in the morning.
We strive to be better than most builders by being on the job multiple times a week to insure the project is running on time and smoothly. We offer software for customers and contractors to keep up with the build remotely. We keep up with budget and invoices weekly so you know where the project is at throughout the build.
We offer the standard builders warranty on our homes…we handle majority of the service work so the homeowner doesn’t have to worry about tracking down contractors. We offer a 30 day punch list once the homeowner has moved in to come back and tack care of any issues that may come up during that time
All grading is cut (falling away from house) 1” for every 8’ to ensure water flows away from house in to desired direction. We will prep for drain boxes as needed to prevent puddling and slow trickles across driveways and sidewalks. We bring in sod as soon as possible to help prevent erosion
